Assuming your mortgage costs are comparable to what you would be paying in monthly rent for a similar space, you are actually making quite a good bit of money over the course of paying off your mortgage. How much exactly? If you initially buy a home for $200,000, and its appreciation stays on track with the national average, you will own a home worth over $1,000,000 after 30 years. If you had instead insisted on renting a house for, say, $1500 per month, you could have easily kissed over $540,000 goodbye in the same time and without anything to show for it! Renting is an unrewarding drain on your finances, while ho<br />
meownership is a steady investment in your future.</p>
<p>The tax-man loves homeowners. In another blow to renters, there are no available tax breaks whatsoever if you pay rent monthly. Homeowners, on the other hand, can be eligible for a mortgage-interest tax deduction. In some cases, this can total up to 30% of your monthly mortgage payment. </p>
<p>A sound investment. To those worried about whether or not housing represents a sure enough investment, consider the basic fact of live that most people who are living prefer to do so in a structure of some kind; most often a house. So long as there are new people coming into this world, there will be people looking for houses. In fact, the Federal Reserve has estimated that the average homeowner has 34 times the net worth of the average renter!</p>
<p>Fast trades for big bucks. Feeling confident? A buyer that can come up with the required cash down payment for a house, and, with the help of a bank loan to make up the difference in the mortgage, secure the property. If your house rises in value over the next few years, you can sell the house, pay back the bank from the overall takings, and still have made tens of thousands of dollars, if not more, in a relatively short period. </p>
<p>Another big bonus for home owners. The capital gains tax is one which the government applies to extra income generated by your investments. Examples of income eligible for this type of taxation include money you might have earned by buying a particularly successful stock for a lower price and making a killing by selling it for a much higher one. Fortunately for homeowners, the capital gains tax is not applied to income generated by selling your primary residence, not to the first $250,000 at least. If you happened to be married, you can up your tax free earnings to $500,000!</p>

Some big employers are now following the lead of these insurance companies by implementing incentive programs for their workers. Many of these incentive programs have encouraged employees to quit smoking, lose weight, eat healthier or exercise. Employers offer rewards such as a cash bonus or vacation days. These incentive programs have been proven to make employees of several workplaces happier and healthier. Co-workers can also encourage each other to meet their health goals through the program.</p>
<p>The first few companies to implement incentive programs for those willing to change their lifestyle to a healthier one may have run into a few snags along the way. Rockford Acromatic Products is an auto-part manufacturing company located in Illinois that ran into a problem when their incentive program was implemented. The company wanted to focus on the employees who smoked cigarettes and used tobacco products. The company started an incentive program that offered employees $250 in bonus money for quitting smoking for several months. While this seemed like a great incentive for those employees who used tobacco, those who were already smoke-free also wanted a piece of the pie. Several employees took up the unhealthy habit just so they could qualify for the incentive program and receive the $250 reward for quitting.</p>
<p>Once management of Rockford realized what was going on with the employees, they knew they had to revise the incentive program. They hired an outside wellness company to design a weight-loss program for their employees that also offered incentives. With the new program in place, even those employees that are already healthy and fit can receive bonus money for simply joining and following the program. Every quarter, those employees enrolled in the program that are active and following the plan can receive about $15 to $30 as an incentive bonus.</p>
<p>Companies such as IBM, Johnson &#038; Johnson and Pitney Bowes have also hired fitness and wellness companies to design and implement health programs for their employees. The employees of these companies have found the programs to be successful because they can feel the pressure of their peers and co-workers to succeed. The incentives that are offered, such as bonuses or vacation days, also help to keep these employees on track with their health goals. Pitney Bowes also offered reimbursement for gym equipment or memberships for their employees.</p>
<p>The companies that are offering these health incentive programs may be dishing out money that outsiders and critics may see as a waste of profit. However, with healthier employees, many of these companies are seeing less sick days, more focus and a much higher production level. A happy and healthy staff has also been a great way for these companies to boost the moral of the company environment. By working towards the same goal of staying healthy and fit, employees can bond closer together and work better in a stressful environment.</p>

Hospitals are now using the same survey process with their patients to see how they can improve the services they provide. Most patients are pleased with the new survey process because they feel their voice can be heard and they are able to state their opinions on their experience. Hospital staff is also happy about implementing the new patient survey process because they are able to get feedback on the way they are servicing the patients.</p>
<p>Most of the results of hospital surveys have revealed that patients between the ages of 35 and 49 are the least satisfied with their hospital experience. Most of these patients have stated that the most important thing to them when visiting a hospital is to feel that there is good communication between them and the hospital staff. Patients want to feel heard by nurses and doctors. They also want their concerns and complaints to be tended to and solved in a timely manner. Some of the common complaints patients wanted their nurses to solve for them included noise levels, meals and the responsiveness of the staff. </p>
<p>When developing the surveys, many hospitals ask the patients specific questions about the way they were treated during their hospital experience. By asking questions about the specific actions of the nurses, the hospital and staff have a better understanding of what is working for the patients and what may be making the patients feel uncomfortable.</p>
<p>Emergency room surveys have also proven to be useful for many hospitals to acknowledge some of the procedures they need to amend. The emergency department surveys also revealed that a younger age group was dissatisfied with their treatment in the emergency room. The surveys also showed that women had the most complaints with the emergency room process. One of the biggest complaints that emergency room visitors had was the excessive wait times. Many hospitals that have received feedback on their emergency room procedures have changed the process in order to make the wait times shorter. The emergency rooms that have achieved shorter wait times have also seen a change in their survey feedback. Patients are much more satisfied with their wait time and were able to give positive answers about wait time on the surveys.</p>
<p>The implementation of patient surveys in hospitals has led to many changes. After receiving specific feedback on the way the staff treats patients and the way the hospital is run, some hospital managers have hired n consultants to help improve their staff and procedures. These consultants were able to troubleshoot the processes that patients go through and the procedures the hospital staff must adhere to. Changes in the meal preparation, the communication between staff and patients and the timing of doctor and staff visits has proven to make the hospital experience more pleasant for patients. Patient surveys give hospitals a way to know what is working and what needs to be changed in the hospital environment.</p>

According to the National Association of Realtors, a rundown lot within your neighborhood can decrease the overall sales value of your home by an average of ten percent! Here is some helpful advice for defusing the situation before your neighbor&#8217;s shabby shack becomes a financial drain for you, too. </p>
<p>Confronting a neglectful neighbor isn&#8217;t high on many people&#8217;s fun-thing-to-do list, but easing into the discussion by asking how your neighbor is doing and showing general concern can set a good tone for a constructive talk. Always remember that your neighbor is only human, too, and it&#8217;s possible a recent injury or several late nights in a row due to a new baby might be keeping lawn maintenance on your neighbor&#8217;s back burner. Making an attempt to find out if some problem or difficulty is responsible for their falling behind in the upkeep before you start asking them to make changes can work in your favor as it helps your neighbor to feel less attacked. </p>
<p>Once you and your neighbor are discussing the issue, try phrasing your concerns in terms of communal benefit and profit, and not in terms of personal disgust. Remind your neighbor that the property values of every surrounding home, including theirs, is affected by an eyesore. </p>
<p>Speaking of communal benefit, did you know that local subgroups of the National Association of Realtors sometimes put together funds to assist homeowners that are unable to keep up with the Joneses? Even if your community doesn&#8217;t have such resources available, raising the issue delicately and respectfully as a group can often carry more weight. When several of your neighbors come knocking at once, it&#8217;s harder to dismiss complaints as being nothing more than the pickiness of that one oddball down the street. </p>
<p>Offer first the open hand, then the fist. If your neighbor is totally unswayed by both your own and your community&#8217;s reasonable attempts to get through to them about the open barbecue pit they&#8217;ve dug into their yard and lined with rusted barbed-wire, it might be time to bring in the big guns. In many cases, you and your community will have recourse through authorities such as the local building department or health department. There may be specific fines for certain bad behaviors, such as leaving piles of visible garbage for long periods of time, that might be enough to jolt the owner of the eyesore into improving their homeowner&#8217;s hygiene. If all diplomatic options have been exhausted, hopefully the very threat of taking action via municipal authorities will move them. If not, getting a visit from a health department official just might change their minds. </p>

Forest cottages do best with rugged and woodsy greens, browns, and rich red highlights. <p>While many homebuyers feel they &#8220;just know&#8221; when they&#8217;re found the perfect home for them, there are several points they should factor in to make sure it is in fact, the right choice. One of the most important things to consider is the price of the home. While sellers may be willing to negotiate on price, a home buyer should still search the homes that are within his or her means. To find the maximum purchase price that a homebuyer can sustain while still living within his or her means, a mortgage calculator can be used. Purchasing a home with a large price tag but that meets the other needs of a buyer can lead to disaster. A home owner cannot feel comfortable or enjoy a new home if he or she is strapped to make the monthly mortgage payments on the home. Before falling in love with a home, the potential home buyer should make sure the home is realistic in price.</p>

The purchase of health insurance for a pet can be an economically smart decision for those who feel they may be spending a lot of money at the vet or pet pharmacy. Dogs, cats and other pets require the minimum of annual trip to the vet. These trips can also come with the recommendation of services such as nail trimming, ear cleaning or dental work. Some of these vet visits also do not end without the recommendation of monthly medication, such as heartworm or flea and tick prevention. Many of these procedures and medications are not cheap and pet owners can find themselves shelling out a bulk sum of money on each vet visit.</p>
<p>Paying an annual rate for pet insurance may be a smart decision for those pet owners who feel they are paying a lot of money out of pocket for their pet&#8217;s care. Some of these insurance plans can run as low as $25 for cats and $35 for dogs. Most of these plans do have limits for the amounts that they can pay out, such as $10,000 a year. However, an injury or illness to a pet can be a pricey ordeal. Many pet insurance policy holders may find that the policy can pay for itself quickly in times of illness or injury. </p>
<p>There are many pet insurance plans to choose from and a pet owner should make sure he or she knows what is covered under each plan before purchasing a policy. A basic plan of care can be tempting for many pet owners because it is the cheapest plan available. However, a basic plan usually only covers unexpected expensive such as injury or illness. The limit on the maximum amount that is paid out by the insurance company is also generally lower on a basic plan. Most of the plans will only pay about $1,500 per injury or illness and a maximum of about $8,000 per year. Annual vet visits, monthly medications and spaying or neutering are usually not included in basic insurance plans.</p>
<p>The medium coverage plan is a step above a basic plan and can cover more expenses. These plans generally contribute a portion to the monthly shots and medication that a pet may need. They also sometimes cover the spaying, neutering or other standard procedures for pets. Medium coverage plans may offer more money for injuries and illnesses that can occur as well. While the monthly premium for a medium coverage pet insurance plan can be higher, a pet owner may find it is a better fit for his or her situation. </p>
<p>A higher coverage plan provides the most insurance for a pet. These higher coverage plans are the most expensive but can pay higher in the instance of illness or injury and also contribute more to the annual care taking of the pet, including shots, medication and procedures. No matter what coverage is chosen, a pet owner may find pet health insurance useful and economically smart.</p>

Since the purchase of a home can be a great investment, many renters are now researching how they can buy their own home and start to invest in the future.</p>
<p>Buying a home can be an expensive investment so those renters who are interested in the purchase of a home should have substantial money saved for all the costs. The down payment of a home is the first large amount of money that will be needed and is usually what discourages most renters from thinking they can afford their own home. Most FHA loans only require 3% of the purchase cost down for a home loan. A potential home buyer should speak with a mortgage consultant to see how large the down payment will need to be to purchase a home. Fees such as closing costs and inspections should also be saved before a renter decides to start searching for a new home.</p>
<p>One of the greatest benefits to owning a home is that the mortgage that is paid can sometimes be tax deductible. If the mortgage interest rates are low at the time of purchase, a homeowner is able to deduct up to $100,000 per year on his or her taxes. If a renter backs out and decides not to purchase the property, he or she gets no return profit on the home. Purchasing a home can be a smart financial decision and an investment in the future. There are many options for renters to make owning a home a reality.</p>
